1. Agreement Overview

These Terms and Conditions ("Agreement") govern all reservations, bookings, and stays facilitated through Premium Rentals ("the Company," "we," "us," or "our"), a property management company operating in the State of Idaho. By completing a reservation through premiumrentals.com, you ("Guest") agree to be bound by this Agreement in its entirety.

Premium Rentals acts as an agent on behalf of independent property owners. This Agreement does not create a landlord-tenant relationship. Guest expressly waives any claim to tenancy or occupancy rights beyond the confirmed rental period.

2. Reservation & Payment

2.1 Booking Confirmation

A reservation is confirmed only upon receipt of full payment and issuance of a confirmation code by Premium Rentals. Reservations are subject to availability and may be declined at the Company's discretion.

2.2 Payment

Full payment of all applicable fees — including nightly rates, cleaning fees, service fees, and applicable taxes — is due at the time of booking. All charges are processed in USD via Stripe. By providing your payment details, you authorize Premium Rentals to charge the total amount shown at checkout.

2.3 Pricing

All pricing on this website is dynamic and subject to change based on demand, season, and availability. The price displayed at the time of booking is the price you will be charged.

2.4 Additional Fees

Certain fees are collected post-booking through our digital check-in process, including but not limited to:

• Pet fees ($50 per pet, maximum 2 pets, pre-registration required)
• Early check-in fees (subject to availability)
• Late check-out fees (starting at $85/hour after 11:00 AM)
• Unauthorized guest fees ($50/day per guest exceeding registered headcount)

3. Check-In & Check-Out

Standard check-in time is 4:00 PM on the check-in date. Standard check-out time is 10:00 AM on the check-out date. These times apply across all Premium Rentals properties unless otherwise specified.

Guests are required to complete our digital pre-check-in process, including ID verification and e-signature of the rental agreement, before access codes are released. Access is provided via smart lock technology.

4. Cancellation Policy

All direct bookings through premiumrentals.com are subject to our Firm cancellation policy:

• 50% refund if cancelled 30 or more days before check-in
• No refund for cancellations within 30 days of check-in
• Service fees and cleaning fees are non-refundable
• No refund for no-shows

5. Maximum Occupancy & Guest Conduct

Each property has a maximum occupancy limit as specified in the listing. Exceeding this limit is a material violation of this Agreement and may result in immediate termination of the stay without refund. Unauthorized overnight guests will be charged $50 per person per day.

The following are strictly prohibited at all Premium Rentals properties:

• Smoking, vaping, or use of tobacco products inside any property
• Parties, events, or gatherings beyond registered guest count without written consent
• Excessive noise after 10:00 PM (local quiet hours apply)
• Firearms, weapons, or hazardous materials (except as permitted by law for law enforcement)
• Candles, open flames, or fire hazards
• Illegal activity of any kind
• Commercial photography, videography, or filming without prior written consent
• Any modification, alteration, or rearrangement of the property or its contents
• Mail or package deliveries to the property

Violation of any of the above may result in immediate eviction without refund and financial liability for damages.

6. Property Use & Maintenance

Guest agrees to use the property solely for residential accommodation purposes and to maintain it in a clean, orderly, and sanitary condition throughout the rental period. No business activities may be conducted from the property.

Guests must report any property damage or maintenance issues to Premium Rentals immediately. Unreported damage discovered upon checkout may be charged to the Guest's payment method on file.

7. Amenities & Recreational Equipment

7.1 Pools, Hot Tubs & Recreational Facilities

Where provided, use of pools, hot tubs, spas, gyms, or other recreational amenities is entirely at the Guest's own risk. No lifeguards or supervision are provided. Children must be supervised at all times.

7.2 BBQ Grills, Fire Pits & Outdoor Equipment

Use of any BBQ equipment, fire pits, or outdoor cooking appliances is at the Guest's sole risk. Guest assumes full responsibility for any injury, fire, or property damage resulting from use or misuse.

7.3 Furniture & Interior Features

Guest accepts all liability for use of all furniture, including bunk beds and elevated sleeping arrangements. Premium Rentals shall have no liability for accidents, injuries, or damages resulting from use of any furniture.

7.4 Maintenance & Outages

No refunds or compensation shall be issued for temporary outages of utilities, internet, appliances, air conditioning, heating, hot tubs, pools, or other amenities, provided the Company is making reasonable efforts to resolve the issue.

8. Pets

Pets are permitted at select properties only. A pet fee of $50 per pet applies, maximum 2 pets per reservation. Pet fees are collected post-booking through our digital check-in process. Pre-stay registration is required including pet type, size, and breed.

Service animals are welcome at all properties at no additional charge. Please inform us prior to arrival.

9. Surveillance & Monitoring

All properties are equipped with noise and smoke detection technology inside the rental unit and video surveillance cameras in exterior areas only. Tampering with any monitoring equipment is a material violation of this Agreement and may result in immediate eviction and financial liability.

10. Insurance & Liability

Any insurance maintained on the rental property does not cover the personal property of the Guest. We strongly recommend purchasing travel insurance to protect against cancellation, disruption, medical emergencies, or loss of personal property.

Guest expressly assumes the risk of harm to themselves, their property, and all members of their party. Guest shall indemnify and hold harmless Premium Rentals, property owners, and all affiliated parties from any liabilities, losses, or damages arising from Guest's use of the property, to the fullest extent permitted by law.

11. Termination

Premium Rentals reserves the right to immediately terminate any reservation and remove Guests from the property for violation of any terms of this Agreement. No refund shall be provided in such cases, and Guest may be held liable for resulting damages and costs.

12. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the State of Idaho. Any dispute arising out of or related to this Agreement shall be subject to the exclusive jurisdiction of the courts located in Meridian, Idaho.
